General Terms and Conditions

  • Terms and Conditions shall be deemed to have been accepted by guests at the time of booking.
  • Prices quoted on this site include all applicable taxes.
  • Where discounts have been offered, these apply to standard rental rates only and cannot be combined with any other discounts or optional extras.
  • The changeover day is flexible.
  • Unless pre-agreed differently, the earliest arrival time at the property is 4pm Spanish time and the latest departure time from the property is 10am Spanish time. Additional charges will be incurred for unauthorised late departures.
  • Additional charges may apply for early morning or late evening arrivals and/or departures.
  • Air conditioning is included in rentals of four weeks or less.
  • No minimum stay applies but the minimum rental rate is £260 per booking after any discounts and not including any optional extras.
  • A £150 (€175) non-refundable deposit is required within 10 days of booking with the balance to be paid 8 weeks prior to arrival.
  • A £200 (€250) Security Deposit (Refundable) is required for all bookings.
  • The refundable security deposit will be returned to guests within two weeks after departure following receipt of the keys and confirmation from the agent that there is no damage or excessive cleaning required. 
  • Where payments are made by credit transfer to and from our Spanish euro bank account, bank charges for sending and receiving the transfer will be shared equally between the payer and the payee to comply with Regulation (EC) No 924/2009 on cross-border payments in the Community (Regulation on equality of charges for national and cross-border payments).
  • Although a final clean is included in the rental, the guests must leave the property in an acceptable condition, i.e. bins emptied, perishable food disposed of, and the accommodation neat and tidy. The owners reserve the right to make a deduction from the security deposit to cover additional cleaning costs if guests leave the property in an unacceptable condition.
  • Guests should advise the owners or agents of any damage or repairs required to enable them to be carried out before the next guests arrive. Guests are not normally charged for minor breakages, but costs for repairs and replacements (not deemed to be through normal wear and tear) will be accounted for and deducted from the refundable security deposit prior to it being refunded. If the deposit is insufficient to cover the costs, immediate payment of the balance will be required. If payment is not made, the guest in whose name the booking was made will be responsible for meeting any subsequent claims together with full legal costs as a result of their actions.
  • Maximum occupancy numbers must be adhered to at all times. Failure to comply with this may result in a deduction from the refundable deposit to cover additional utility bills, and wear and tear.
  • Guests must allow access to the property by the agent or owner for maintenance given reasonable notice. However, the owners and agents reserve the right to enter the accommodation without prior notice if special circumstances or emergencies arise (for example if repairs need to be carried out).
  • Guests must not act in any way which would cause disturbance to residents in neighbouring properties.
  • The owners accept no responsibility for accidents, incidents or personal losses whilst staying at Brisa del Mar.
  • Guests using the bicycles are responsible for knowing and conforming to current legislation regarding the use of bicycles on and off road and are solely liable for any penalties incurred.
  • Cars are parked in the underground car park at the guest's own risk.
  • Whilst staying at Brisa del Mar, guests are required to comply with all rules and regulations of the Hoyo 14 Comunidad. A copy of the rules is available in the townhouse.
  • Please note that the owners cannot be held responsible for matters beyond their control with regard to the swimming pool and other communal facilities available at Hoyo 14.
  • No smoking or pets of any kind are permitted within the house although smoking is permitted in the garden and on the terraces. Failure to adhere to this will result in the retention of all or part of the refundable security deposit to cover additional cleaning costs.

It is strongly recommended that guests purchase suitable travel insurance to cover potential cancellations.

Call Out Charges

A call out charge of €50 will be made for all unnecessary call outs, i.e. where a call out could have been avoided by reference to the Guest Information Book.
